Booking and Payment, Cancellations, and Terms & Conditions
MAKING & PAYING FOR YOUR BOOKING
Paying the Deposit:
Upon receiving your booking request, we'll send a pre-booking form confirming the details. A 25% (non-refundable) deposit is due upon receipt of this form. The property will be held for you for 5 days from the date the pre-booking form is sent, unless otherwise stated. If the deposit isn't received within this timeframe, we reserve the right to offer the property to other clients.
For bookings made within 60 days of arrival, full payment (rental amount plus security deposit) is required within the 5-day period.
Bookings are confirmed only upon receipt of the deposit (or full payment, if applicable). Payment signifies your acceptance of our terms and conditions.
Bookings are not accepted from individuals under 21.
For booking confirmation, we require the dates of birth and passport numbers of all guests. This is a requirement of the Portuguese Immigration & Borders Service (SEF), and without this information, your booking cannot be accepted.
Paying the Balance:
The remaining balance (rental amount plus security deposit) is due 60 days prior to arrival. Failure to pay on time may result in booking cancellation.
The refundable security deposit covers potential losses, damages, or extra cleaning costs if the property is left in poor condition. It will be refunded electronically within 7 days of departure, less any deductions for breaches of your obligations (see "YOUR OBLIGATIONS").
IF YOU CANCEL OR AMEND YOUR BOOKING
All cancellation or amendment requests must be submitted in writing or by email. Cancellation is effective only upon our written confirmation.
Accommodation Cancellation Policy:
- More than 60 days before arrival date: A cancellation fee of 2% of the booking price will be charged.
- 30-60 days prior to arrival: 50% refund
- Less than 30 days prior to arrival: No refund
The security deposit will be refunded in all cases where it has already been paid.
Upon request, we will provide a letter confirming your payment for insurance claim purposes.
IF WE CANCEL OR AMEND YOUR BOOKING
While unlikely, we may need to make changes or, in rare cases, cancel bookings. We will contact you as soon as possible if this occurs. If we must change your booking and cannot offer a comparable alternative, you will receive a full refund, and we will have no further liability.
YOUR ACCOMMODATION
Check-in is from 16:00 on your arrival day, though we will try to accommodate earlier arrivals when possible. Check-out is by 10:00 on your departure day (unless agreed otherwise).
Upon arrival, you will be required to sign a Guest Registration form (including passport details) and/or provide passport copies for all guests if this information has not been provided online.
Occupancy is limited to the number of guests named on the booking form. The rental fee covers the holiday period and includes use of furnishings, kitchen equipment, linens, towels, and stated facilities.
YOUR OBLIGATIONS
You agree to comply with our terms and conditions and the digital guest information folder provided before arrival. You are responsible for ensuring all party members do the same.
You agree to maintain the property and its contents in good condition.
You agree not to damage the property or cause nuisance to others.
We reserve the right to terminate the rental agreement without notice if your behavior causes distress, damage, or annoyance.
You are responsible for safeguarding your personal belongings. We are not liable for any loss or damage to your property.
Comprehensive travel and health insurance (including cancellation, delays, baggage loss, and medical coverage) is mandatory for all party members and should be in place at the time of booking.
Occupancy is strictly limited to the persons named on the booking form. No pets are allowed. Unauthorized occupancy or pet presence will be treated as a booking cancellation by you.
While we do not allow pets, we cannot guarantee that the property has never housed animals.
Quiet hours are from 23:00 to 08:00. Please respect the community and avoid excessive noise.
You agree to allow us reasonable access for essential repairs.
The property must be used solely for holiday purposes during the agreed period. Unauthorized extended stays will incur additional charges.
KEYS
Keys must not be given to anyone not listed on the booking form.
Lost keys, lockouts, or similar emergencies outside office hours will incur a call-out charge:
- Office Hours (Mon-Fri 09:00-17:30, Sat 09:00-14:00): No charge
- 17:30-22:00: €50
- 22:00-09:00: €75
You are also responsible for any associated costs (e.g., locksmith fees). Leaving a key inside and closing the door often requires a locksmith, at your expense.
Lost keys will incur a replacement fee (depending on the lock). Lost garage/gate/car park remote controls will incur a €50 replacement fee.
AIR CONDITIONING & HEATING SYSTEMS
Utilities (gas, water, electricity) are included in the rental price.
Careless air conditioning use (e.g., open windows/doors) can lead to excessive electricity consumption. We reserve the right to deduct additional electricity charges from the security deposit in such cases. The same applies to heating use in winter.
HOUSEKEEPING & MAINTENANCE SERVICES
Housekeeping will visit the property between 10:00 and 17:30. We cannot provide exact times.
Pool and garden maintenance (including gardening, pool cleaning, etc.) is typically performed weekly.
Urgent maintenance may be required. We will minimize disruption and appreciate your cooperation.
NO SMOKING POLICY
A strict no-smoking policy is in place inside the property. Smoking may be permitted on balconies/terraces (depending on the property). Please confirm with us.
COMPLAINTS
Contact us immediately with any complaints so we can address the issue promptly. We cannot offer compensation if you fail to notify us during your stay.
We are not responsible for work outside the property's boundaries, nor for noise or nuisance from third parties. We will inform you of any known works that may affect your stay.
We will try to resolve any problems efficiently. However, we are not responsible for breakdowns of mechanical equipment or failures of public utilities.
PROPERTY UNAVAILABLE BEFORE HOLIDAY PERIOD
If the property becomes unavailable due to unforeseen circumstances (e.g., fire, flood, sale, changes to rental license laws), we will attempt to find a suitable alternative. Otherwise, you will receive a full refund, and you will have no further claim against us.
LIMITATION OF LIABILITIES
Use of the accommodation and amenities is at your own risk. We are not liable for personal injury, death, or loss/damage to your belongings.
We are not liable for alterations, delays, or cancellations caused by events beyond our control (e.g., war, civil unrest, natural disasters, weather, or utility failures). Please check your travel insurance.
